Our 10-step commercial construction process

  1. Free site visit within 48 hours. We assess plot, verify GNIDA commercial zoning, check utility availability (electrical load, water, sewer).
  2. Business-brief workshop. We understand your operations — headcount, specialty equipment, peak-load needs, customer flow, future expansion.
  3. Design concept + 3D. Architectural plans, 3D exterior/interior renders, HVAC zoning concept, electrical load calculation.
  4. GNIDA commercial plan approval submission. Stricter than residential — FAR, setback, parking provision, fire-NOC alignment, commercial zoning compliance.
  5. Structural design + MEP (mechanical, electrical, plumbing). Column placement, beam sizing, HVAC routing, electrical single-line diagram, firefighting layout.
  6. Fire-NOC submission. Required for most commercial above 500 sqm. Building-height-dependent fire-NOC class. We coordinate submission + fire-department inspection.
  7. Contract + 10% advance. Milestone-based schedule.
  8. Site preparation + foundation. Soil test, foundation design, raft or isolated footing, RCC casting with cube testing.
  9. Structure + MEP first-fix + finishing. RCC superstructure, HVAC ductwork installation, electrical cable-tray, firefighting pipes, plumbing, lift installation, false ceiling, flooring, facade.
  10. Occupancy certificate + handover. Final fire-NOC inspection, electrical load commissioning, lift licence, OC collection, handover.

Specialty commercial requirements

Fire-NOC compliance

Fire-NOC is mandatory for most commercial builds. Design must include: designated emergency exits (distance from furthest point ≤30m for most occupancy classes), fire-escape staircase, wet riser system, sprinklers for areas above 1st floor or specific occupancy, smoke detectors, alarm system, fire-pump room, emergency power backup for firefighting. Our design always pre-incorporates — zero-rework when fire inspection comes.

HVAC (air-conditioning)

Commercial HVAC is typically 30-40% of total project cost for premium builds. Options: VRF (variable refrigerant flow) for flexible multi-zone, chiller-based for larger buildings, ductable splits for small offices. We design HVAC loads based on your headcount + equipment heat; we coordinate with specialist contractor for installation.

Electrical load sanction

Commercial buildings need separate electrical load sanction from UPPCL or concerned authority. Typical load for office: 30-80 watts/sqft; retail: 40-100 watts/sqft; commercial kitchen: 150+ watts/sqft. We size the transformer, main panel, cable runs accordingly.

Parking provisions

GNIDA commercial norms mandate 1 parking per 100 sqm office space (varies by zone). Stilt, basement, or surface parking all valid. We design into the plan; no afterthought parking additions.

STP (sewage treatment)

Commercial buildings above certain size require on-site sewage treatment plant. Capacity calculated from headcount, reuse for gardening / flushing mandatory. We design + coordinate specialist STP vendor.

Rainwater harvesting

Mandatory for all new commercial builds in Greater Noida. Rooftop catchment, filter, recharge pit connected to borewell or percolation tank. We design in; compliance with GNIDA norm.
