02How long does GNIDA approval take for commercial plots?
3-5 months typical for new commercial construction. Drivers: Fire NOC (4-6 weeks separate process), electrical load sanction (3-5 weeks), GNIDA drawing approval (4-8 weeks). We file all three in parallel. Residential is faster — 1-2 months.
03What's the Fire NOC process?
UPFRS (UP Fire Services). Steps: (1) submit fire-safety design with drawings, (2) site inspection by fire officer, (3) compliance with fire-fighting equipment + alarm + sprinkler (varies by building type and area), (4) NOC issued. 4-6 weeks typical. Mandatory for buildings >500 sqm or any commercial.
04What's the smallest commercial showroom you've built?
Smallest showroom we've done: ~300 sqft in Sec 132. Floor area below 200 sqft is treated like retail kiosk (different approval flow). Most viable showrooms start at 400-500 sqft.
05PEB vs RCC — which for warehouses?
PEB (Pre-Engineered Building) for warehouses: faster (3-4 months vs 8-9 for RCC), 18m column-free spans, lighter foundation, ₹900-1,400/sqft. RCC for warehouses with mezzanines, heavy machinery, multi-storey: ₹1,400-2,000/sqft. We design hybrid PEB-RCC for many projects.
06Do you handle electrical load sanction (UPPCL)?
Yes — high-load 3-phase sanction included as part of contract. We file with UPPCL, install transformer if needed (separate ₹2-8L depending on load), ensure compliance. 3-5 weeks process.
07Restaurant kitchen construction — what's involved?
Specialty work: commercial gas line (PNG/CNG), industrial chimney (high-CFM exhaust), grease trap drainage, sneeze-guard surfaces, FSSAI-compliant materials, water testing. Additional ₹600-1,000/sqft beyond standard commercial.
08Can we get an occupancy certificate quickly after handover?
Yes — included in our contract scope. After completion: (1) we submit completion certificate to GNIDA, (2) joint site inspection, (3) compliance verified, (4) certificate issued. 4-8 weeks post-handover. Required for business registration, GST, electricity meter shift.
