What's the difference between an architect and a contractor?

An architect designs (plans, elevations, structural drawings, approvals), a contractor builds (physical construction). Architects work first — without sanctioned plans, no legal construction. We do both, but they're separate scope and fees.

How are architect fees structured?

Per sqft of plot area, not built-up. ₹12/sqft (basic plan + approval), ₹20-25/sqft (standard with 3D + MEP + BOQ), ₹30-40/sqft (premium with landscape + project management). Larger plots get rate breaks. All fees include map approval handling.

How long does a complete house plan take?

4-8 weeks from brief to sanctioned drawings. Week 1: brief + concept. Week 2-3: refined layout. Week 4: 3D. Week 5: structural + MEP. Week 5-8: GNIDA/YEIDA approval (variable). We give a hard timeline at contract.

How many revisions are included in the design?

3 free revisions at concept/2D stage (unlimited tweaks within those rounds). 2 free revisions at 3D stage. Beyond that ₹5,000-15,000 per major revision depending on stage.

Is GNIDA / YEIDA approval guaranteed?

We have a 95% first-pass acceptance rate. The 5% that need revision are usually plot-specific edge cases (zoning anomalies, encroachment disputes). We handle re-submission and queries at no extra fee — the sanction is delivered.

Is Vastu compliance mandatory?

No, it's optional. About 80% of our clients ask for it. If requested, we integrate at the layout stage at no extra cost. Our in-house Vastu consultant works alongside the architect. Read our Vastu primer.

Are structural engineering and MEP drawings included?

Standard tier and above: yes (structural + electrical + plumbing). Basic tier: structural only (MEP is a ₹6/sqft add-on). Premium: all of the above plus AC ducting and gas lines.

Who signs the approval drawings?

Our architects are COA-registered (Council of Architecture). All drawings are signed and stamped by them, valid for GNIDA, YEIDA, and Noida Authority submission.

Can I modify the plan after construction starts?

Yes, but with cost implications. Layout changes during foundation: ₹15,000-50,000 revision + delay penalty. After RCC: severely restricted (structural integrity). After plastering: only finish-level changes. We lock the design at week 4 to avoid this.

Do you do interior design as well?

GNIDA map approval typically takes 30-60 days from submission.

What is YEIDA map approval and do I need it?+

YEIDA map approval is mandatory authorization from Yamuna Expressway Industrial Development Authority before starting construction on any YEIDA plot. Without it, your construction is illegal and may be demolished. The process takes 30-60 days, fees range Rs 50,000 to Rs 1.5 lakh by plot size, and we handle the full application including architectural drawings and documentation.

What documents do I need for construction approval?+

Required documents: plot allotment letter/sale deed, khasra khatauni, NOC from colonizer (if applicable), architectural drawings signed by a COA-registered architect, structural drawings by a licensed structural engineer, soil test report, site plan, and identity/address proof. We prepare a complete documentation pack for you.

Can I construct without map approval?+

Legally no — unauthorized construction can be demolished by authorities, carry penalties, and prevent you from getting electricity/water connections or home loans. Compounding (post-facto approval) is possible for minor deviations but costs 2-5x the original approval fees and isn't guaranteed. We always secure approval before breaking ground.
