For purely cosmetic work (paint, flooring, modular furniture without wall changes), most Noida societies do not require architect-stamped drawings. But for any wall removal, plumbing relocation, electrical-load change, or balcony modification, the society NOC will almost always require architect-stamped drawings plus a structural-opinion letter.
Architects handle structural, spatial, and approval drawings — load calculations, building plans, official submissions. Interior decorators handle aesthetic finishes — colour schemes, soft furnishings, decor selection. For any renovation involving walls or external changes, you need an architect. For pure surface refresh, a decorator is enough.
Noida architect fees run 10-25% higher than Greater Noida equivalents because of higher commercial real-estate and specialist high-rise experience. Our Noida new-build fee is Rs 15-40 per sqft of plot; Greater Noida equivalent is Rs 12-30 per sqft.
A clean submission with complete documentation takes 30-60 days. Complex cases (FAR exceptions, zoning disputes, or missing ownership documents) can run 90-120 days. Our first-submission acceptance rate is approximately 95%, which shaves 4-6 weeks off typical timelines.
Both. The architect stamps the plan drawings (layout, elevation, service routing). A registered civil or structural engineer signs the structural opinion letter (load safety for any wall or beam modification). We include both in every society-NOC package.
Yes - we work with any registered architect you bring. But we are a better fit when design and build sit in one team. Single accountability means we never have architect-versus-contractor blame games on site, and design changes move faster because nothing has to escalate.
Yes - every new-build architectural package includes at least 3 exterior 3D views. Interior packages include per-room 3D renders. Standalone 3D render (without full drawing set) is Rs 3,000-8,000 per view depending on complexity.
We handle the revision at no extra fee up to two rejection cycles - as long as rejection reasons are within our control (drawing errors, documentation gaps, compliance misses). If you cause the issue (e.g., undisclosed encumbrance on the plot), revision is billed separately at cost.
Yes. Design-only engagements are welcome. You get the full drawing set in PDF and CAD, with CAD source files editable by your contractor. Fee quoted is for drawings-only; site supervision during construction is available as an add-on.
End-to-end. We prepare drawings, the structural certificate, builder-specific declaration format, and coordinate with society management until the stamped NOC is in your hand. Turnaround is typically 10-15 working days from project start.
