What YEIDA rejects most — and how we design around it

Most YEIDA rejections are predictable, which is why they are avoidable. The recurring ones: FAR computed on the wrong plot area (lease-deed area vs physical demarcation), setbacks measured from the plot line instead of the road-widening line, missing rainwater-harvesting details on the service drawings, structural certificates without the engineer’s registration seal, and — in airport-zone sectors — elevations that ignore the height cap. Reading your allotment letter — what actually decides the design

Before sketching anything we extract four numbers from your allotment / lease documents: the exact plot dimensions (not the rounded sqyd figure), the sector’s notified FAR and ground coverage, the permissible height for your plot class, and any sector-specific conditions (STP, green cover, corner-plot splay). Two plots of the same size in different YEIDA sectors can legally support very different houses — designing to the document, not to a template, is the difference between sanction in one cycle and months of revisions.

Depends on plot size and sector: G+2 is typical, with G+3 possible on some 500+ sqyd plots outside airport safety zones. We confirm against your sector’s notified rules before concept stage — never assume from a neighbour’s build.

How long does YEIDA map approval take?

Sanction typically lands in 30-45 days from a complete submission. Incomplete or non-compliant packages can loop for months — which is why the pre-submission checklist matters more than the submission itself.

Do you do drawings-only if I have my own contractor?

Yes — the house-plan package (Rs 15-40 per sqft of plot) is self-sufficient for any competent contractor, and we remain available for structural queries during construction.

My plot is in an airport-zone sector — what changes?

Sectors 17, 17A, 18, 20 and 21 carry additional height and FAR restrictions under the airport safety zone. We verify your plot’s zone classification with the authority before design, so the elevation you approve is one that can actually be sanctioned.
