Larger YEIDA plots (500-1,000 sqyd+) often get developed as weekend farmhouses. Single-floor expansive layout with garden, parking for multiple vehicles, guest rooms. Rs 1,800-2,600/sqft.

YEIDA plot buyers who want to rent or resell — we optimise for rental yield (easily-partitioned layout, dual entry, low-maintenance finishes) or resale value (standard layout, neutral palette, quick move-in).

YEIDA plot-to-handover process

  1. Free plot visit within 48 hours. We travel to your plot, verify demarcation, assess access, photograph conditions, check for soil issues or water table concerns.
  2. Preliminary quote + design brief discussion. Within 5 working days, rough cost estimate based on plot size, brief, and tier preference.
  3. Detailed design. Floor plans (Vastu-aligned options), 3D elevation, service drawings. 2-3 revisions included.
  4. YEIDA map approval submission. Full submission package. We handle authority liaison till sanction (30-45 days typical).
  5. Soil test + final quote. Plate-load and bearing-capacity tests. Foundation type confirmed. Final contract with itemised quote.
  6. Contract + 10% advance. Milestone-based schedule.
  7. Site preparation. Demarcation pegs, clearing, temporary water / electrical, boundary wall, labour housing.
  8. Foundation + RCC structure. Concrete cube testing, IS 456 compliance, third-party testing available on request.
  9. Brickwork + plaster + waterproofing. External waterproofing, bathroom sunken-floor waterproofing, terrace waterproofing.
  10. Finishing. Flooring, tiling, electrical, plumbing, paint, doors, windows, fittings. Snag-list closure.
  11. YEIDA completion certificate + handover. Final authority inspection, completion certificate collection, warranty documentation, keys.

Timeline — YEIDA plot to move-in

  • Design + YEIDA approval: 2-3 months
  • Site prep + foundation: 1.5 months
  • Structure (G / G+1 / G+2): 3-5 months
  • Finishing: 3-4 months
  • Handover buffer: 1 month
  • Total: 10-14 months for 1,500-3,000 sqft builds

Fast-track: double-shift labour during structure phase can compress 2 months. Slow-track: monsoon months (July-August) typically add 3-4 weeks.

YEIDA-specific construction considerations

Soil and foundation

Yamuna belt soil varies significantly. Fine sandy soil in some sectors (easy foundation), clayey soil elsewhere (requires raft or deeper isolated footings), collapsible soil near the river (needs piles in worst case). Mandatory plate-load test before foundation finalisation.

High water table

Low-lying sectors near the Yamuna river have water tables at 5-8 feet in monsoon. Affects basement feasibility, drainage, and waterproofing specification. We flag at site-visit stage.

Material logistics

Material supply centres are 30-80 km away (Greater Noida / Noida / Hapur). Transport cost is a real line item — Rs 25-60/sqft built-up area for Yamuna projects, vs Rs 5-15 for Greater Noida projects. Stated upfront in our quotes.

Labour logistics

On-site labour accommodation is standard for YEIDA projects given distance from population centres. We build temporary labour huts with basic sanitation, potable water tank, solar lighting. Included in project cost.

Temporary utility connections

YEIDA temporary electrical connection + construction water connection require separate application paperwork. We handle in parallel with map approval.

Airport-zone compliance (Jewar sectors)
