When should I book — before or after the registry?
Always before. Pre-purchase inspection finds defects that let you negotiate price (typical 5-15% off) or walk away. Post-registry leaves you stuck with builder/seller blame games.
What if you find serious defects?
Detailed defect classification: cosmetic / functional / structural. For structural, we provide repair estimate (₹50K-5L typical) and connect you with structural engineer for fix design. You can use the report to negotiate seller / builder.
Do you inspect pre-handover from builder?
Yes — most popular use. You force the builder to fix snags before signing handover. We give report → you give builder list → builder fixes before transfer. Saves typical 2-5% of property value in rework.
What's not included in standard inspection?
Not included: concrete core test (₹5-12K extra), pollution testing, pest survey, plot legal verification, ROC search. We refer specialists for these. Standard inspection focuses on physical structure + systems.
Will you do inspection in apartments without society NOC?
Apartment internal inspection — no society NOC needed (it's your property). External/common-area inspection (lift, lobby, water tank) — needs society permission. We focus on the flat interior.

How accurate is thermal imaging?
Very. FLIR thermal cameras detect 0.1°C temperature differences — find hidden moisture, leak paths, insulation gaps, missing wall insulation. We've found leaks behind kitchen cabinets, AC duct insulation failures, even tampered structural columns.
Can you inspect a property I'm about to buy in another sector?
Yes — all Greater Noida sectors, Noida Sec 1-168, YEIDA, Jewar. We charge a ₹500-1,500 travel fee for sectors beyond our standard radius.
Is the report admissible in court / negotiation?
Yes — signed by COA-registered civil engineer with stamp. Used in many of our clients' price negotiations and even in consumer-court cases against builders. Hold up legally.
Can I get a structural certificate for renovation work?
Yes — separate service from inspection. Inspection (₹3-10K) is for assessment; structural cert (₹8-30K) is for renovation approvals (wall removal, balcony work, floor add). Different scope, often bundled.
