How to Get House Map Approval from Greater Noida Authority – Step by Step

Architects reviewing house blueprints and 3D model in Greater Noida design studio

You have bought a plot. Now you want to build. Before any brick is laid, your house map must be approved by the Greater Noida Authority. Many plot owners in Greater Noida, Noida Extension and along the Yamuna Expressway ask us the same questions: what documents are needed, what are the fees, and how long does it take. This article explains the process in simple steps.

When map approval is required and who gives it

Any new house, any change to the outside of an existing house, and any addition of a floor needs a sanctioned building plan. The Greater Noida Authority is the body that approves maps for plots falling under its area. If your plot is in Noida, the Noida Authority does the same job for that area.

You cannot start construction with an unapproved map. If the Authority finds construction without sanction, it can issue a notice, stop the work, or demand a penalty. Approval is not only a formality. It also protects you when you later sell the house or take a home loan. Banks ask for the sanctioned plan before giving a construction loan.

Documents needed for submission

Keep these papers ready before you apply. Missing papers are the most common reason for delay.

  • Allotment letter of the plot from the Authority.
  • Lease deed or lease agreement (registered).
  • Latest payment receipt showing all dues to the Authority are clear.
  • Ownership proof, such as the transfer memo if you bought the plot from someone.
  • Site plan and building plan prepared by a registered architect or engineer.
  • Structural drawings and details, signed by a structural engineer, where required for bigger plots.
  • Copy of the applicant’s ID proof, such as Aadhaar or PAN.
  • Affidavit and undertaking forms as per the Authority’s format.
  • NOC from the Fire Department, if the plot size or building height crosses the limit where it is required.

Fees and charges by plot size

The sanction fee depends on your plot size and the covered area you plan to build. Fees are revised from time to time, so always confirm the current amount on the Authority’s official website or at their office before paying. As a rough idea, expect these types of charges:

ItemWhat it depends on
Map sanction feePlot size and covered area in sq metres
Scrutiny feeFixed per application
Fire NOC feeOnly where fire NOC is required
Security deposit / restoration chargesCollected as per plot size, refundable as per rules
Parking chargesWhere applicable as per building bylaws

We do not publish fee amounts here because they change. What we can tell you clearly is our own work rates, so you can plan the drawing and construction side. Our architecture drawings service covers map drawings prepared for submission. House construction starts from Rs 1,100 per sq ft, and a basement is Rs 1,500 per sq ft. You can get an item-by-item estimate for your own house on our free home construction cost calculator. The final quotation always comes after a site visit, and GST is extra.

Step-by-step process: online and offline

Step 1: Get your drawings made

Engage a registered architect to prepare the site plan, floor plans, elevation and sections. The map must follow the Authority’s building bylaws for your plot size: setbacks, ground coverage, FAR, height limits and parking space. Our architects in Greater Noida service handles this for plot owners in the region.

Step 2: Submit the application

Applications are made through the Authority’s online portal. Create an account, upload the documents listed above, upload the drawings in the requested format, and pay the scrutiny fee online. If you are not comfortable with the online system, you can take help from the Authority’s facilitation counter or any common service centre that handles such filings.

Step 3: Scrutiny of the plan

The building plan department checks your drawings against the bylaws. They look at setbacks on all sides, height, ground coverage, stair location, mumty size, chajja projections, parking and rainwater harvesting provision. If something does not match, they raise objections and ask for corrections.

Step 4: Corrections and resubmission

Your architect corrects the drawings and uploads them again. Answer every objection point by point. A clean reply speeds up the second review.

Step 5: Sanction and payment of balance fees

Once the plan passes scrutiny, the Authority issues a demand note for the sanction fee and other charges. Pay it, and the sanctioned map is issued. Download and keep both a digital copy and a few printed copies. One copy must be available at the site during construction.

Step 6: Apply for the layout permit to start work

After map sanction, you need permission to begin construction. Once you have it, you can hand over the site to your contractor. If you are looking for a team for the full job, see our construction company in Greater Noida page.

Timeline and follow-up procedure

Plan your time honestly. Getting the drawings ready takes one to three weeks depending on revisions. Scrutiny by the Authority usually takes a few weeks after submission, and it can stretch longer if objections are raised or if documents are missing.

Follow up like this:

  • Check the application status on the portal once or twice a week.
  • Respond to objections within the given time limit.
  • Keep the transaction or reference number of every payment.
  • Visit the building plan section if there is no movement for long; a personal visit often clears confusion faster than phone calls.

Common rejection reasons and how to avoid them

Most rejections happen for avoidable reasons. Go through this checklist before you submit:

  • Setbacks on one or more sides are less than allowed for the plot size.
  • Ground coverage or FAR is more than the bylaw permits.
  • Height of the building exceeds the limit for the plot.
  • Stilt or parking provision is missing where it is compulsory.
  • Chajja or balcony projection crosses the allowed limit.
  • Documents are incomplete, or dues to the Authority are not cleared.
  • Drawings are not signed by a registered architect.
  • Lease deed is not registered in the current owner’s name.

A competent architect will catch all of these at the drawing stage itself. That is why it is worth spending on good drawings. Do not try to save money by copying a neighbour’s map and changing the name. Plots differ in size, road width and zoning, and copied maps get rejected.

What changes later need re-approval

Sanction is given for a specific plan. If you change the house later, some changes need fresh approval and some do not.

Changes that usually need re-approval:

  • Adding a floor that was not in the sanctioned plan.
  • Increasing ground coverage or changing setbacks.
  • Changing the use of the building, such as part commercial use on a residential plot.
  • Major changes to the elevation or facade where bylaws apply.

Changes that normally do not need re-approval:

  • Interior work inside the sanctioned footprint: false ceiling, POP, painting, flooring.
  • Washroom renovation inside the same location.
  • Modular kitchen and wardrobes.
  • Changing an open verandah finish or internal partitions within permitted limits.

So the inside of your house is free for you to improve anytime. If you are planning interiors after construction, our interior designer in Greater Noida service covers false ceiling, modular kitchen, wardrobes and finishing work.

A quick checklist before you apply

  • Lease deed registered in my name.
  • All dues to the Authority paid and receipts kept.
  • Architect appointed and drawings signed.
  • Setbacks, coverage, FAR and height checked against my plot’s bylaws.
  • Fire NOC checked and obtained if needed.
  • Scrutiny fee ready for online payment.
  • Soft copies of all documents scanned clearly.

Map approval is mostly a paperwork exercise done well. Keep documents complete, follow the bylaws in the drawings, and reply to objections quickly. That is ninety percent of the job. Frequently Asked Questions

Is map approval needed for interior work or washroom renovation?+

No. Interior work, false ceiling, POP, painting, modular kitchen, wardrobes and washroom renovation inside your house do not need Authority approval. Approval is needed for the building structure: new construction, extra floors, or changes to coverage and setbacks.

Can I submit the map myself without an architect?+

The Authority expects drawings to be prepared and signed by a registered architect or engineer. You can handle the online submission and payments yourself, but the drawings must come through a registered professional. This is also in your interest, because correct drawings face fewer objections.

How long is the sanctioned map valid?+

The sanctioned plan comes with a validity period for starting construction, as per the Authority's rules. If construction does not begin in time, the sanction may need to be renewed. Check the validity printed on your sanction letter and start work within that period.

What happens if I build without map approval?+

The Authority can stop the work, issue a notice, and levy a penalty. Unapproved construction also creates problems later when you sell the property or apply for a loan. It is always cheaper and safer to get the map approved before starting.
