The owner brief
Family of 5 had lived in this Sec 78 flat for 16 years. Original fittings + paint were dated; kitchen carpenter cabinets warped; bathroom waterproofing failing (leak into flat below); GI water pipes rusted; electrical wiring outdated (only 5A circuits).
They considered moving but loved the location (walking distance to good schools, Metro 8 min). Brief: bring the flat to "feels new" standard within Rs 13 lakh. Family moved to a hotel for 8 weeks during execution.
We delivered at Rs 12.5 lakh in 11 weeks (planned 12). All plumbing now CPVC, 5A wiring upgraded to 15A across all rooms, kitchen fully modular, bathrooms fully waterproofed.
What the brief looked like
Unknown hidden water damage: During bathroom strip-out, discovered seepage had spread into adjoining bedroom wall (over 6 years). Added Rs 35k for plaster re-do + drying + paint.
GI pipes rusted shut: 70% of GI pipes were partially blocked with rust. Full replacement with CPVC added 4 days. Saves Rs 60k+ retrofit cost in 2-3 years.
5A to 15A circuit upgrade: Original wiring couldn't handle modern AC + microwave + chimney loads. Re-wired all 28 points to 15A — added Rs 45k but enabled modern appliances.
