Aarna 8-Year Structural Warranty
Every turnkey home and building we construct is covered by a written 8-year structural warranty, valid from the date of project handover. This page explains exactly what that warranty covers, what it does not, what we ask of you as the owner, and how to make a claim. We keep it deliberately specific — a warranty is only worth as much as the clarity behind it.
What the warranty covers
The structural warranty protects the load-bearing integrity of the work we built:
- RCC structure — foundation, columns, beams and slabs against structural cracking or failure caused by our workmanship or design execution.
- Load-bearing masonry — structural walls built by us.
- Foundation settlement attributable to our construction (where soil conditions matched the approved design and soil report).
- Major structural defects in RCC members arising from defective workmanship, sub-standard concrete grade or steel below the agreed specification.
What is not covered
To stay honest, these are explicitly outside the structural warranty:
- Finishes and fittings — paint, plaster hairline cracks, tiles, flooring, false ceiling, doors/windows, sanitaryware and fixtures (these carry their own material/brand warranties where applicable).
- Seepage and waterproofing beyond the first 12 months, and any seepage caused by lack of maintenance, blocked drains or owner alterations.
- Electrical wiring, switches and DB/MCBs, and plumbing fixtures not supplied by Aarna.
- Damage from unauthorised structural changes — new openings cut into structural walls/slabs, added floors or loads beyond the design, or work by third-party contractors after handover.
- Force majeure — earthquake beyond the designed seismic grade, flood, fire, subsidence from external causes, or other acts of God.
- Normal wear and tear and cosmetic ageing.
Owner responsibilities
The warranty stays valid as long as the building is reasonably maintained:
- Keep drainage, terrace outlets and waterproofing maintained; address leaks promptly.
- Do not cut, overload or structurally modify any RCC member or load-bearing wall without a written engineering assessment.
- Retain your handover documents, drawings and this warranty record.
- Report any suspected structural issue to us before engaging another contractor, so we can inspect it.
How to make a claim
- Notify us — call +91 95825 81238 or email with photos and your project/handover details.
- Inspection — our engineer inspects the reported issue, typically within 7 working days.
- Assessment — we confirm in writing whether the issue falls under the structural warranty.
- Remedy — covered structural defects are rectified by Aarna at no cost to you, within an agreed timeline.
This warranty is offered in good faith on projects constructed by Aarna Constructions & Interiors and is subject to the terms in your signed construction contract. For the precise terms applicable to your project, refer to your contract or contact us.
