3-Floor Villa Construction Case Study — Alpha 1, Greater Noida
Aarna 2024 project: 4,200 sqft three-floor villa on a 350 sqm plot in Alpha 1. Premium-tier build with Indian premium finishes, structured smart wiring, 14-month foundation-to-handover. Rs 82 lakh turnkey.
The owner brief
Returning NRI couple (UK-based for 18 years, two kids in international school) bought a 350 sqm corner plot in Alpha 1. Their brief: a 4BHK + study villa that felt like their UK home — clean lines, contemporary palette, lots of natural light, but engineered for Greater Noida summer.
They evaluated 4 builders over a year. Aarna won on three points: (1) Prashant's ex-DMRC engineering background convinced the husband (also an engineer); (2) we shared real cost data from 3 previous Alpha 1 builds; (3) NRI tracking via Trackovo + daily WhatsApp + monthly drone footage.
Project ran 14 months, on time, on budget. Family moved in July 2024.
What the brief looked like
Corner plot setbacks: Alpha 1 corner plots need 3m front + 2.5m side setback (extra 0.5m on side). We optimised footprint with cantilever balcony to recover usable upper-floor area.
NRI remote management: Family in UK throughout the build. Daily WhatsApp photo log + weekly Zoom + monthly drone footage. Family visited only at foundation, slab-completion, and final handover.
Premium-tier within budget cap: Brief had Rs 85 lakh hard cap. We delivered at Rs 82 lakh by sourcing Indian premium materials (vs imports) for the public areas, reserving imports for master bedroom + kitchen counter.
Cellar waterproofing: Owner wanted a cellar (servant + utility). We did crystalline waterproofing + membrane double-layer + dewatering pump pre-install. Cost: Rs 1.8 lakh; saved Rs 6-8 lakh retrofit risk.
