The owner brief

The clients (an ex-banker couple with one teenage child) had bought a 520 sqm plot in Ansal Golf Link in 2023. Their brief: a forever-home villa with imported finishes, smart-home integration, and a design that would age well over 20+ years.

They'd interviewed three Greater Noida builders and shortlisted Aarna because of: (1) Prashant's ex-DMRC civil engineering credentials, (2) our willingness to coordinate with the Ansal RWA on bye-laws, (3) the daily WhatsApp photo log that NRI relatives in the US could follow.

Design concept lock took 7 weeks (3 rounds of 3D revisions for the master bedroom + 2 rounds for the home theatre). Foundation work began week 9.

What the brief looked like

RWA architectural-committee sign-off: Ansal Golf Link RWA requires written approval on facade colour + height + setbacks beyond standard GNIDA. We secured sign-off in 9 working days.

Working hours restriction: 9am-6pm only, weekend restrictions. We staffed a dedicated site engineer to maximise daily output within the window.

Material gate-pass logging: Every delivery logged at the RWA gate. We pre-batched material orders weekly to minimise gate-pass overhead.

Imported material lead times: Italian marble (Calacatta), Caesarstone kitchen counter, Kohler bathroom fittings — all ordered in week 1 to land by week 16 for install.
