A properly engineered modular kitchen in Greater Noida survives 10+ years; a cheaply built one fails within 3.

Aarna Constructions has been building modular kitchens in Greater Noida since 2017. Founded by Prashant Chaudhary, a former Delhi Metro civil engineer, we treat modular kitchen design with structural rigour: load-bearing assessment for overhead cabinet banks, service-routing for plumbing and electrical, and material-strength testing for water exposure. Named-brand materials only, 5-year carcass warranty, 2-year hardware warranty.

Modular kitchen layouts — what suits your flat

Straight kitchen

Single-wall layout, 8-10 feet typical. Best for compact kitchens in 1BHK or small 2BHK flats. Pricing Rs 80,000 (Basic) / Rs 1,20,000 (Standard) / Rs 2,00,000 (Premium).

L-shape kitchen

Two adjacent walls forming an L. Most common layout in Greater Noida 2BHK and 3BHK flats. Offers good counter space and triangular work flow (sink-hob-fridge). Rs 1,20,000 (Basic) / Rs 1,80,000 (Standard) / Rs 2,80,000 (Premium).

U-shape kitchen

Three walls forming a U. More counter + storage space than L-shape; ideal for serious cooks. Minimum 12×10 ft floor area needed. Rs 2,00,000 (Basic) / Rs 2,80,000 (Standard) / Rs 4,00,000 (Premium).

Parallel kitchen

Two parallel walls (galley style). Efficient workflow if your flat layout supports it; common in older Noida builds. Rs 1,80,000 (Basic) / Rs 2,50,000 (Standard) / Rs 3,50,000 (Premium).

Island kitchen

One or more walls plus a free-standing island. Requires large open kitchen space (14×12 ft+), usually in villas or premium high-rise 4BHK+ flats. Rs 3,50,000 (Basic) / Rs 4,50,000 (Standard) / Rs 6,50,000+ (Premium). See our full 2026 pricing guide.

Materials — named brands only

Carcass (the structural body)

The carcass is the box your cabinets are built from. This matters more than the shutter you see — it’s what fails when exposed to steam and water.

• Marine ply (BWP grade): our default for Greater Noida’s humidity. Century, Greenply, or Kitply — 18mm thickness for base cabinets, 12mm for wall units. Survives steam, occasional water splash, and humidity cycles.
• HDHMR (High Density High Moisture Resistance): alternative to ply at similar price; denser, takes screws better, slightly more sensitive to prolonged water exposure. Kitply, Greenlam Mikasa.
• Commercial ply (MR grade): NOT recommended for Indian kitchens. We only use this when client insists on budget constraints, and flag the 3-5 year life limit in writing.

Shutters (what you see)

• Laminate: most popular. Merino, Greenlam, Virgo. Rs 400-1,200/sqft depending on finish (matte, gloss, textured, woodgrain). Easy to clean, 10+ year aesthetic life.
• Acrylic: glossy mirror-finish look. Rs 800-2,000/sqft. Stunning in showroom lighting; requires more care — scratches show.
• PU (polyurethane) coating: premium automotive-grade finish. Rs 1,500-3,000/sqft. Most durable premium option.
• Veneer: real wood thin-sliced over ply. Rs 1,200-3,500/sqft depending on wood species.
• Membrane: moulded shutters with curves. Rs 500-1,500/sqft. Budget-friendly traditional look.

Hardware (hinges, channels, mechanisms)

Hardware is where cheap modular kitchens hide their cost savings. We only use named-brand hardware with manufacturer warranty.

• Hettich (German): our default. Soft-close hinges, tandem drawer channels, modern pull-outs. 10-year manufacturer warranty on most.
• Blum (Austrian): premium tier. Lifetime warranty on many mechanisms.
• Hafele (German): premium alternative, strong in specialty fittings (larders, corner solutions).
• Indian brands (Ebco, Ozone): cost-effective for basic tier; flagged as tier-appropriate in writing.

Countertops

• Granite: Rs 150-400/sqft. Heat-resistant, durable, traditional. Rajasthan / Karnataka / Andhra quarries.
• Quartz (engineered stone): Rs 400-1,200/sqft. Non-porous (stain-resistant), consistent colour, slightly more prone to heat damage than granite. Brands: Caesarstone, Silestone, Pokarna.
• Corian (acrylic solid surface): Rs 600-1,800/sqft. Seamless joints, repairable (sand out scratches), warm to touch.
• Marble: Rs 200-800/sqft. Beautiful but stains from turmeric and lemon — flagged as not-ideal for cooking surfaces in Indian kitchens.

Accessories and fittings

Pull-out tandem units, bottle pull-outs, corner carousels, cutlery organisers, waste-sorting bins, inbuilt magic corners, tall-unit larders. We quote accessories per-unit (Rs 3,000-25,000 each) so you see what’s driving the total.

Appliances (where applicable)

• Chimney: Faber, Elica, Glen, Kaff. Rs 15,000-80,000 depending on capacity (auto-clean, heat sensor, filter-less).
• Hob / cooktop: Faber, Elica, Glen, Bosch. 3-burner Rs 10,000+, 5-burner with SS top Rs 25,000+.
• Built-in microwave, oven, dishwasher: LG, Bosch, Siemens. Quoted separately; installation coordinated in modular design.
• Sink: Jayna, Carysil, Nirali, Kohler. Single-bowl Rs 4,000+, double-bowl Rs 10,000+, quartz composite Rs 25,000+.
• Faucet / tap: Jaquar, Kohler, Roca. Standard pull-out spray Rs 5,000+.

Our 7-step modular kitchen process

1. Free site visit within 48 hours. We measure the kitchen (length, width, height, beams, windows, plumbing points, electrical points), photograph conditions, and discuss your cooking style.
2. Layout design + 3D render. 2-3 layout options based on your constraints. 3D views from every angle so you see exactly how it will look. Usually finalised in 3-5 working days.
3. Material selection at workshop or showroom. You pick physical samples — shutter finish, countertop slab, handle style, internal accessory options.
4. Written itemised quote. Carcass, shutter, hardware, countertop, accessories, appliances (if included), installation — all separated. GST shown.
5. Contract + 40% advance. Used to procure materials. 30% due at pre-install carcass delivery, 20% at install, 10% retention till snag closure.
6. Manufacturing in our workshop (10-14 working days). No on-site cutting — all panels CNC-cut at the workshop for precision.
7. On-site installation (3-5 working days). Civil readiness prerequisite — plumbing, electrical, tiling must be done. We install, connect services, and hand over with snag list.

Timeline expectations

Start to kitchen-ready typically 25-35 days for Greater Noida, 30-45 days for Noida (society access adds time). Assumes civil work (tiling, plumbing, electrical) is complete before install. If your kitchen area also needs civil renovation, plan an additional 15-20 days for that phase first.

Kitchen sizing and space planning

Counter heights

Standard is 32-34 inches for Indian users. We customise to the primary user’s height: measure from elbow down 6-8 inches. For a 5’4″ woman, 32 inches is comfortable; for a 6′ man, 35-36 inches. Non-negotiable for 10+ years of back-pain prevention.

Work triangle

Sink, hob, and fridge should form a triangle with total leg length 12-22 feet. Less and it’s cramped; more and it’s inefficient. L-shape and U-shape layouts are natural triangles; straight kitchens require careful appliance positioning.

Storage planning

Indian kitchens need: 40-60 spice containers, 4-6 large dal / rice bins, 8-12 pots and pans, 20-30 serving dishes, 4-6 tawas, 10+ utensil categories, 30+ small bottles (oil, vinegar, sauces). We plan storage by category, not just “cabinets”.

Chimney ducting

Direct venting to outside wall is ideal. Flat ducting or recirculating filters are fallbacks. Chimney capacity: 1,000 m³/hr minimum for Indian cooking; 1,500+ m³/hr for heavy tadka / tandoor use.

Vastu-compliant kitchen design (optional)

For Vastu-conscious clients: south-east is the preferred kitchen direction; stove facing east while cooking; sink on the north-east; storage to the south-west. Not every flat can accommodate full Vastu — we explain tradeoffs and let you choose. See our full Vastu kitchen design guide.

Warranty

• 5 years on carcass (ply / HDHMR), shutters, and structural modular elements
• 2 years on hardware (hinges, channels, tandem boxes — manufacturer warranty typically 10+ years; we guarantee 2 against install defects)
• 10 years on countertop against cracks from normal use (granite / quartz / Corian)
• 1 year on finish (laminate bond, paint on visible surfaces)
• 6-month defects liability — any install-related issue fixed at no cost

Common modular kitchen mistakes we prevent

• Wrong ply grade. Commercial ply (MR) fails in 3-5 years; we default to marine ply (BWP).
• Cheap hardware. Ebco basic is fine for Basic tier; for Standard/Premium we insist on Hettich / Blum / Hafele.
• No soft-close. Every door and drawer should be soft-close — reduces wear and child-injury risk.
• Wrong counter height. Default-height counters hurt tall or short users; custom height costs nothing extra at design stage.
• Inadequate chimney capacity. Undersized chimneys leave grease on shutters and ceiling.
• No corner solution. Deep corners become dead zones without magic-corner or carousel fittings.
• Wrong sink position. Sink under a window is ideal; sink in a dark corner without task lighting is a mistake.
• Electrical undercapacity. Modern kitchens need 6-8 socket points; old wiring with 2-3 points causes extension-cord clutter.
