Partial renovation (scope-focused)
Kitchen-only, bathroom-only, single-room, or combinations. Other areas stay livable during execution — important when you have to work in the flat or host family.
Old-flat transformation (10+ year-old Noida flats)
Full re-plumbing with CPVC, rewiring with copper + new MCB board, bathroom sunken-floor reconstruction with chemical + membrane waterproofing, flooring replacement, main-door upgrade, façade painting coordination with society. This is where most Noida flats need help after 10 years.
Structural modifications
Wall removal, balcony enclosure, interior wall additions. Society NOC + structural opinion letter + Noida Authority sanction (if external-facing change) all handled. Not every society allows structural changes — we audit feasibility before quoting.

Society NOC — the gate before any work
Most Noida societies require a documented NOC before renovation involves: wall removal, electrical-load increase, plumbing relocation, balcony modification, or any external-facing change. Each builder-society has a different format — Jaypee, Supertech, ATS, Amrapali, Logix, Paras, Omaxe all have specific requirements.
Standard society-NOC package includes:
- Architect-stamped drawings (before/after layouts, elevations, service changes)
- Structural opinion letter from a registered civil engineer
- Society-format declaration from the contractor
- Contractor registration proof (GST, PAN, insurance)
- Worker ID list (society-required PV)
- Working hours confirmation, debris-removal plan
We prepare the full package. Turnaround from project start to stamped NOC: 10-15 working days for standard societies; 20-25 days for complex builder-managed ones.
Noida Authority approval (for external-facing changes)
Internal-only modifications don’t require Noida Authority sanction — society NOC is enough. But any external change (balcony enclosure, façade modification, terrace addition in G+ top-floor flats) usually needs Noida Authority approval. We handle that documentation cycle too: architect-stamped plans, structural certificate, application submission, follow-up until sanction.

- Written itemised quote within 5 working days. Labour, materials, society-NOC cost, and GST separated.
- Society NOC + Noida Authority (if needed). We handle end-to-end.
- Material selection. Showroom visit or on-site sampling. Physical material boards.
- Contract + 15-20% advance. Milestone-based schedule.
- Execution. Daily supervisor, lead designer 3x/week, Trackovo app, society-hour compliance.

Noida-specific renovation challenges we handle
- Lift-access restrictions. Planning material deliveries within society-permitted windows. Over-size modular items sometimes need window-hoist — we plan this in advance.
- Noise hours. Hammer, drilling, angle-grinding all have society time limits. We schedule loud work within windows.
- Parking and access. Visitor parking for material trucks; some societies restrict trucks entirely and require handcart-only delivery from the gate.
- Society permission politics. RWA or builder-maintenance teams sometimes drag NOC approval. We have relationships with major Noida societies that smooth this cycle.
- Hidden plumbing corrosion. Older Noida flats often have galvanised iron pipes showing scale and leaks. We audit at site-inspection stage and flag before quoting.
- Electrical load mismatch. AC, water heater, modular kitchen, washer-dryer combo can’t all run on a 1990s 2KW sanction. We audit and include upgrade in the quote where needed.
