How to use this home cost calculator
Choose Flat or Kothi / House and enter the built-up area. For a house, also choose the number of floors; the area you enter is per floor. Then go through the groups: civil and finishing, doors and windows, kitchen and woodwork, washrooms, electrical, and exterior. Switch on each item you need, tap the type you like and set the quantity. Each type has its own photo card with its price, the lowest-priced type is marked, and "See all options" opens large photos of every type. Every item shows its rate per unit and the amount, and the estimate panel adds them up as you go. When you are happy, send the estimate to us on WhatsApp, or print it and save it as a PDF.
What the rates include
- Tile, granite and marble rates are for fixing with fixing material; tiles and stone are at client end unless you add tiles supply.
- Washroom fixtures can be a supply-and-fixing brand bundle (per washroom) or fixing only.
- Door rates cover the door finish and hanging. Locks, stoppers and handles are at client end, and we fix them at no extra cost.
- Paint, punning, false ceiling, windows and exterior items are charged per sq ft; railings, skirting and mouldings per running foot.
What is not included
GST, the structure itself (for a full turnkey house, use the construction cost calculator; turnkey construction starts from Rs 1,650 per sq ft), modular kitchen and wardrobes (use the wardrobe & kitchen calculator), air conditioning, loose furniture and appliances. The final price is fixed after a free site visit and measurement.

Is the price from this calculator final?
No. The calculator uses Aarna's 2026 catalogue rates, so it gives a close first estimate. The final price is confirmed after a free site visit, when we measure the actual areas and check the site. GST is extra.
Are tiles, marble and sanitaryware included in the rates?
It depends on the item. Tile, granite and marble fixing rates cover fixing and fixing material, with tiles or stone at client end; you can add tiles supply as an option. How are the default quantities worked out?
Tile fixing and false ceiling start at your built-up area. Interior paint and wall punning start at 2.5 times the built-up area, because walls and ceiling together are about 2.5 times the floor area. Change any quantity to your own measured figure and the total updates at once.
